Just a 7 minutes’ walk or drive to the town centre with its shops and restaurants and also the train station, with a good service to London 30 mins; Kings Cross and Eurostar, St Pancras (25 minutes) and also Cambridge (30 minutes). Within easy reach are Hatfield and Knebworth Houses and historic St Albans with its famous Abbey and Roman history. Within easy reach of two golf courses. Singles welcome at £55.00 per night.

Directions: Take A1M north to junction 4. Cross over motorway to large roundabout. Take A1629 ignoring signs to Welwyn Garden City. At next roundabout turn right and at the next mini roundabout go straight on. This will lead to Parkway. Go straight on past the fountain to T junction. Turn left into Bridge Road. Take first left into Handside Lane. Continue along the road for a few yards down, then take first left into the quadrangle. House is first on your left.

We stayed with Anne again from 26-31 July 2024 – now for the fifth (!) time. That says it all! We always enjoy coming here. You immediately feel welcome and at home. The room is cosily furnished and you have your own spacious bathroom with a view of the wonderful garden. Anne is so lovely and takes wonderful care of her guests. And the breakfast is simply fantastic! It will certainly not be our last visit to this wonderful place on earth.
This is a wonderful house to stay in. The house sits in the original part of the Garden City which is a delight to walk around. The B&B accommodation sits within what amounts to a private ‘wing’ and comprises a pleasantly furnished and very comfortable twin bedroom with views to the front, and a private and very spacious bathroom with views to the back. Breakfast is taken downstairs in the dining room with the refinements of bone china cups, silver cutlery and a thick cotton tablecloth. Annie is delightful company and has a great knowledge of the garden city and the surrounding area. This really is 5 stars!
Mrs A Woolmington is very welcoming, considerate, accommodating , and on a return visit, it was a very pleasant few days spent at The Quadrant. The facilities in the bedroom and bathroom are immaculate, with all needs catered for in both… and a lovely breakfast to boot!

My wife Sabine and I stayed for the second time with Anne. It was like revisiting a dear friend. The room is of course very comfortable, the bathroom very spacious, the breakfast includes liberal portions of anything one might desire. But the real highlight is the hostess. Anne is such a warm and delightful person, so ready to help, so hospitable. She went at great lengths to help me with a book project on garden cities that I’m planning, activated a contact of hers, lent me a book. My wife and I have had lots of good experiences with B&B not just in Britain, but in France, the U.S. and other countries. Anne tops them all. We’re visiting her again next year and eagerly looking forward to meeting her and Keith, who is very pleasant company.
I stayed at No.1 for nearly two weeks whilst acting at a planning inquiry for a group of local people opposed to a dreadful proposed block of flats at the BioPark close to the centre of town. Returning from the Council Chamber to No. 1 each evening was a reminder as to how wonderful the original Garden City architecture is. It was like stepping back in time. Annie’s house is so wonderfully evocative of the 1920s – lovely bone china cups and plates, ironed cotton napkins and tablecloths and best Sheffield cutlery with which to tuck into a fantastic cooked breakfast. The bedroom was splendid with every convenience and there was also a large, private bathroom. Finally, Annie is just a wonderful, kind host with a near encyclopedic knowledge of the town and surroundings. I cannot recommend this place enough.
A wonderful 2 night stay. Annie was an excellent host. A warm welcome, with home made biscuits and tea when we arrived after a hot car journey, set the tone for a marvellous relaxed stay. Breakfast was delicious and substantial. Annie is great company with a fund of interesting and amusing stories.
Anne is the perfect hostess, ensuring everything we could have wanted to have a great night’s rest, followed by a three course breakfast. The self-contained flatlet is an oasis of peace looking out over lovely gardens. Anne is great company with a wealth of stories about her life and beloved home town.

I have stayed here a number of times now, it is always welcoming and friendly. You feel you are a visiting friend or family member rather than a paying guest. I am usually in town for work so the Landlady knows when to be friendly and when to give me the space I need to work. The breakfasts were delicious and a high water mark to follow!The room itself is comfortable with a spacious shower room and toilet ensuite. I always try to stay here when I am in the area. We have just stayed four nights with Anne und it was a most delightful stay. Great hospitality, an excellent knowledge of the history of the garden City – and of London to boot. A comfortable and homely atmosphere. We’re certainly coming back soon!

My sister and I have just returned from another wonderful stay at this lovely bed and breakfast. Set in a quiet cul-de-sac in this beautiful town and within five minutes walk of the shops and theatre. We were warmly greeted with a welcome cuppa and delicious piece of lemon cake. Our room was light and sunny with comfortable twin beds with adjoining bathroom. Breakfast was also delicious. A perfect location for a few days relaxation or trip to London. Thoroughly recommended.
Anne is the most thoughtful and charming of hostesses. Her knowledge of the history of the town is second to none.The accommodation is first-class with everything you would ever need provided for the traveller. Spacious accommodation with a great dressing/shower room looking over a delightful garden. The accommodation is central, five minutes walk from the centre, in the historic but lovely part of the town. You will be well looked after, with a delicious breakfast. Wonderfully relaxing!
Annie runs one of the best B&B’s one could possibly stay at and her welcome is the friendliest I have ever come across. Nothing is too much trouble. The room is very comfortable with the widest selection of teas and coffees for drinks making. Parking is in front of the house and local amenities just a short walk around the corner. Annie’s recommendations for food were 5 star. When you stay there, you become one of Annie’s best friends. A great base to explore Welwyn Garden City and the surrounding areas.
We challenge anyone to ask Annie for something she has not already provided in your room – she has thought of EVERYTHING! Welcoming, comfortable, nothing too much trouble – and the best scrambled eggs you’re ever likely to have. A real home from home.
